Green housing in Egypt…a strategic step towards achieving sustainable development
Egypt is taking practical steps towards consolidating the concept of green housing within its urban strategy, responding to global transformations that aim to build more sustainable and environmentally friendly cities, and as a result of the great demand for the “Housing for All Egyptians” initiative, the Ministry of Housing announced in July 2025 the offering of new housing units.
This is part of the “Housing for All Egyptians 7” initiative, in a step that reflects the growing demand for green housing programs and confirms the state’s direction towards building more sustainable communities. The initiative, which was praised by the World Bank, represents the first green social housing program in the region, which opens a new horizon for integrating the environmental dimension into national housing policies.

This initiative highlights the transformation in the philosophy of urbanism in Egypt. Housing is no longer just a response to citizens’ immediate needs, but has become part of an integrated development system that takes into account energy efficiency standards and resource rationalization, in accordance with Sustainable Development Goals (SDGs) and enhances the quality of life for current and future generations.
Offering new housing units with easy financing mechanisms
Official data indicated that the new offering includes about 113.1 thousand housing units, including 54.8 thousand green housing units that adopt modern environmental standards, with areas ranging between 75 and 90 square meters. An interest rate of 8% has been set for low-income people and 12% for middle-income people through the real estate financing system extending up to 20 years, which makes the units accessible to wide segments of society.
This proposal represents more than just a response to urgent housing needs; It is a step towards integrating green building technologies into the real estate market and stimulating the construction sector to adopt sustainability standards as part of its production system. This transformation creates a new economic base for the real estate sector, paves the way for a low-emission economy and enhances the ability of Egyptian cities to face the challenges of climate change and resource scarcity in the future, which supports achieving the Sustainable Development Goals (SDGs) and Egypt’s Vision 2030.
International acclaim confirms the leadership of the Egyptian experience
The World Bank praised the initiative as the first national green social housing program in the region, considering it a model that can be replicated in other countries. The credit rating agency Fitch also highlighted the importance of the step in bridging the housing units gap, while the Alliance for Financial Inclusion confirmed that the initiative succeeded in transforming a demographic challenge into a national project supporting economic growth.
These international certificates give the Egyptian experience a global dimension, as green housing appears as a practical tool for achieving the seventeen Sustainable Development Goals (SDGs), especially Goal No. (11) related to sustainable cities and local communities, and Goal No. (13) related to confronting climate change.

A broad partnership with the private sector to enhance impact
In this context, more than 2,000 contracting companies participated in implementing the initiative’s units, which contributed to providing about 4 million direct and indirect job opportunities. This partnership between the state and the private sector shows that the transition to green housing is not a single government project, but rather a participatory process that reformulates the real estate market and pushes towards building a low-emission economy.
With the number of applicants increasing to 2.2 million citizens since the launch of the initiative, and the growing demand from 19,000 in the first announcement to 589,000 in the last announcement, it is clear that there is a real social demand for this type of housing, and this interaction reflects a growing awareness of the importance of living in healthy and sustainable urban environments.
